Fixing Cracks in Concrete

Concrete can crack, sink, and heave for a number of reasons, but most of the time the problems started before the concrete was ever poured. Site preparation is something that we take great pride in. It is something that is not seen in the completed project, but is apparent with the longevity of our work.

During the site preparation process the soft ground is removed, and the ground that remains is compacted. Crushed stone is added, and also compacted, to create a surface that can support the concrete for decades in the future. When your contractor does not do this properly, you end up with the issues you are currently facing with cracks and uneven surfaces.

Depending on the severity of the problems we have a few options:

  • We can fill the low points, however, there is nothing saying that continued heaving or sinking will not persist
  • We can cut the concrete beyond the problematic area, properly prep the ground beneath to ensure the problem does not reoccur, and pour and finish a new slab in the void
  • In the most severe cases, where the concrete has lifted and sunk in several areas, the entire slab may need to be broken up, hauled away, and completely replaced.

Concrete resurfacing

Unlike cracking, sinking, and heaving, if your concrete driveway or walkway is sprawling (flaking away from the surface), this issue is not due to poor site preparation but over working the concrete during the finishing process.

When concrete gets overworked too much cement and fine sands are drawn to the surface without any of the more rigid aggregates that give concrete the bulk of its strength. Without the aggregate the surface concrete begins to break up over time, and once it starts it gets progressively worse.

To address this issue, we can resurface the concrete. We remove the brittle surface that will eventually spawl anyhow, and use a formula of concrete specifically designed to bond to the remaining concrete. We can add up to a few inches of this specialized resurfacing concrete and finish it off just like we would with a regular pour, which includes options like stamping and coloring. Once it has cured and been sealed it will be maintenance free until the next time it needs to be sealed again.
